Joshua Tree for 10 to 12 guests: two homes, six minutes apart
Updated October 17, 2026 · ratings and review counts refresh weekly from Airbnb
The short answer: there is almost no legal single house near Joshua Tree that sleeps 12 with a pool, because Yucca Valley and Joshua Tree cap short-term-rental occupancy. What works is two homes close enough to feel like one compound. Boulder Horizons sleeps 8 and Infinite Horizon sleeps 4; they are six minutes apart, both on five private acres with a heated pool and hot tub, and together they sleep 12.
How groups actually split up
- The gathering house:Boulder Horizons. Four bedrooms (two kings with roll-aways, two queens), two living rooms, a chef's kitchen, outdoor dining, a wood-fired pizza oven, a sunken fire pit, and a gym and game room with a Peloton and pinball. This is where dinner happens.
- The quiet house: Infinite Horizon. Two king suites, each with its own bath, a swim-spa pool and hot tub set into a deck over the desert, and the best sunrise in the group. Give it to the grandparents, the couple with the baby, or whoever wants to sleep in.
Who books this way
- Family reunions and multi-generation trips.
- Wellness and creative retreats that want a pool, a cold plunge, and a yoga deck.
- Friend groups celebrating a milestone birthday.
- Small teams on an offsite who need Starlink and dedicated workspaces in both homes.
The rules, honestly
Occupancy is enforced by the city and by us: 8 at Boulder Horizons, 4 at Infinite Horizon, day or night, all ages counted. Quiet hours are 10 PM to 7 AM. Guests must be 21 or over to book. Any event beyond the registered guests needs prior consent, a City of Yucca Valley permit, and event insurance. Parking is in the driveways only, four cars at Boulder Horizons. If your plan fits inside those lines, the desert is yours.
Booking both
The simplest path is to email the host or call/text (213) 632-9286 with your dates so both calendars are held at once, which also skips Airbnb's service fee. Or book each home on Airbnb: Boulder Horizons and Infinite Horizon. See the side-by-side comparison before you decide who sleeps where.
Quick answers
Is there a Joshua Tree Airbnb that sleeps 12?
Yucca Valley's short-term-rental rules cap most homes well under 12, so the practical answer is two homes close together. Desert Horizons' Boulder Horizons (sleeps 8, 4.9★) and Infinite Horizon (sleeps 4, 4.89★) are six minutes apart and are regularly booked together for 12 guests, each with a private heated pool and hot tub.
How far apart are the two homes?
About six minutes by car, both in the boulder country of northern Yucca Valley, 20 minutes from the west entrance of Joshua Tree National Park.
Which home should the group gather at?
Boulder Horizons. It has two living rooms, a chef's kitchen with bar seating, outdoor dining, a wood-fired pizza oven, and a sunken fire pit built for eight to twelve people. Infinite Horizon is the quiet annex with the best sunrise views.
Can we host an event or party at the homes?
Dinners and celebrations among registered guests are welcome. Anything beyond the registered guest count, or any event, needs prior consent, a City of Yucca Valley event permit, and event insurance. Occupancy is strictly enforced (8 at Boulder Horizons, 4 at Infinite Horizon), and quiet hours run 10 PM to 7 AM.
